How to check a Richmond school catchment before you buy

How to check a Richmond school catchment before you buy

For many families, the school matters as much as the house. As a mom of three with kids in Richmond schools, I've learned that catchments are one of the easiest things to get wrong, and one of the hardest to fix after you've moved. Here's how to check properly.

What a catchment is

The Richmond School District divides the city into areas, and each area is linked to a "catchment school" for elementary and for secondary. Living in a catchment gives your child priority to attend that school. It's not always a guarantee: popular schools can fill up, and the district sets the rules for enrolment each year.

Step 1: Use the district's school locator

The Richmond School District website (sd38.bc.ca) has a school locator tool. Enter the exact address of the home you're considering, and it shows the catchment elementary and secondary schools. https://mybaragar.com/index.cfm?event=page.SchoolLocatorPublic&DistrictCode=BC38

Always use the full address, not just the street. Catchment lines can run down the middle of a road or split a block.

Step 2: Confirm with the school or the district

Online tools are a great start, but boundaries can change. Before you remove subjects on a purchase, it's worth calling the school or the district to confirm the catchment for that address and to ask about space for your child's grade.

Step 3: Ask about programs of choice

Some programs, like French immersion and other specialized programs, have their own application process and may not be tied to your catchment school. If your child is in one of these programs, or you'd like them to be, ask how placement works and whether moving affects it.

Step 4: Think about the walk

A catchment school is only convenient if getting there works. Check:

  • How far it is on foot or by bike

  • Whether the route crosses busy roads

  • Where after-school care or activities are

I like to walk the route with families before they commit.

Common mistakes I see

  • Trusting the listing. Listings sometimes mention nearby schools, but nearby doesn't mean in catchment. Always check yourself.

  • Assuming a neighbour's school is yours. Two houses on the same street can be in different catchments.

  • Leaving it too late. Check before you write an offer, not after you've moved.

  • Forgetting secondary school. If your kids are young, look at the secondary catchment too. You may still live there in ten years.

How I build this into every search

Before any showing, I check the catchment for the address so families aren't surprised. When a specific school matters, we narrow the search to homes inside that catchment from the start, which saves a lot of time and disappointment.
