Buying a house in Richmond as your family grows

Most families I work with in Richmond are moving out of a condo or townhouse because they've run out of room. A detached house gives you what a strata can't: a yard, a garage for bikes and hockey bags, and no strata council to answer to. The trade-off is price, so the right neighbourhood matters as much as the right house.

Richmond is part of the Richmond School District (SD38), and catchment boundaries can split a single street, so I always check the school before we book a showing. The Canada Line gets you downtown in about 25 minutes, and YVR is next door.

Where families usually look:

  • Steveston: village life, the dyke, Garry Point Park. Older homes on good lots.
  • Terra Nova: newer houses, close to the park and the river.
  • Broadmoor: central, larger lots, minutes from No. 3 Road shopping.
  • Seafair and Riverdale: quieter streets on the west side, close to the dyke.
