Katerina Zemlia has been a REALTOR® for 15 years, working across three Canadian markets — Kitchener-Waterloo, then Toronto, and for the past several years, Metro Vancouver. That journey across the country gives her a particular understanding of clients on the same path: relocating, restarting, building something new.

She's a four-time recipient of the RE/MAX Executive Club Award (2017, 2021, 2024, 2025) and works with families across Richmond, Vancouver, Burnaby, White Rock, and Surrey through RE/MAX Westcoast.

Most of Katerina's clients are upsizing families — the couple with two kids and a third on the way, or the family whose 1,300 square feet is suddenly tight after a teenager grew six inches. The hardest question they face isn't "where do we want to live?" It's "what if we sell before we find something?" She has a tested process for timing both transactions so families are never caught between homes.

Trilingual in English, Russian, and Spanish, Katerina also serves Richmond's growing international community — clients relocating from abroad, investing, or settling in Canada for the first time.

She's a mom of three daughters herself: two at Westwind Elementary and the eldest off to SFU this fall after graduating from McRoberts French Immersion. So when she talks about school catchments, commutes, and finding the right block for kids to grow up on, she's not reading from a script. She lives it.
