Richmond townhomes: the first step up from a condo

For many Richmond families, a townhouse is the sweet spot. You get two or three bedrooms over two or three floors, often a small yard or patio, and a price well below a detached house. It's the move I help with most often: a couple in a one- or two-bedroom condo, with a baby on the way or a toddler who needs a room of their own.

Two things to check on every townhouse: the strata's finances (depreciation report, contingency fund, upcoming repairs) and the school catchment. I review both before you write an offer.

Where to look:

  • City Centre and Brighouse: close to the Canada Line, shops and services.
  • Steveston: townhomes near the dyke and the village, popular with young families.
  • Terra Nova and Thompson: quieter west-side complexes near parks.
  • East Cambie and Hamilton: more space for the money on the east side.
